
Twelve years in Bali: own production, eight completed projects, 400+ investors
Alex Villas Group is a Bali-based developer founded in 2014. Over twelve years the group has grown from a single villa into a full-cycle business: it designs, builds, produces its own concrete, steel and furniture, and manages the finished properties for their owners. It did that without private equity funds and without bank project financing. This article is a factual profile of the company — what has been built, how it is organised, and what stage it is at today.

From one villa to a full-cycle developer
The group started in 2014 with a single villa project. The management company came a year later, in 2015 — a building nobody runs stops earning within a season, and owners who live abroad need someone accountable on the ground. Alex Villas Construction followed in 2019, for a similar reason: schedule and quality are easier to hold when the crew is your own.
2022 brought Airship and Complex 1. In 2023 Complex 2 opened and the group launched its own production of concrete, furniture and metal structures. In 2024 Complexes 3, 4 and 5 opened. Complex 6 is being handed over now.
Through all of it the group grew without private equity funds and without bank project financing. Each stage was paid for out of the company's own operations and by direct co-investment from private buyers. That is a slower way to build a development business, and a more demanding one — it leaves no external balance sheet to hide behind.

Own production: the part most developers outsource
Most developers in Bali buy concrete, steel and furniture on the open market and wait in the supplier's queue. Alex Villas Group makes them.

AV Concrete. The group's own batching plant. Concrete arrives on site to the group's own schedule and to its own specification, instead of arriving when an external supplier has capacity.

AV Steel. Metal structures are fabricated in-house, which removes one of the longest lead times in Bali construction and keeps structural quality under the group's own control.

AV Furniture. A furniture workshop that fits out finished units. Interiors are built to one standard across complexes, and a piece damaged by a guest can be replaced without a three-month import wait.
The point is not only cost. It is control over the two things that decide whether a development is delivered: the schedule and the standard.
Where the group builds
Three locations, chosen for year-round demand rather than for a view: Canggu, the established tourist hub of the island's west coast; Pererenan, the fast-growing area next to it; and Bukit, the premium south. Every plot goes through due diligence before acquisition, and construction and management sit inside Indonesian legal entities.
Recognition

In 2024 the group's projects took three awards at the PropertyGuru Indonesia Property Awards, presented by KOHLER: Best Housing Development (Bali) for Complex 3 in Pererenan, Best Investment Residential Development, and Best Residential Architectural Design. The PropertyGuru awards are among the most recognised in the regional real estate industry.
In 2025 the group received a Top-30 Taxpayer Appreciation Certificate in Bali from the Indonesian Directorate General of Taxes (DJP) — an outside marker of the group's scale, of full legal formalisation and of its economic contribution to the region.

In December 2023 the group took part in the Indonesia Investment Roadshow in Dubai, alongside the Ambassador of the Republic of Indonesia to the UAE and the Director General for Immigration at the Ministry of Justice.
The team behind it

The company is run by a permanent management team rather than by its founder alone. The Director joined in 2017 from the finance team and now oversees operations, finance and service standards. Legal is led by a licensed Indonesian advocate (PERADI) and certified tax lawyer with a Master of Law and more than fifteen years of practice — contracts, permits and investor documentation sit there. Day-to-day operations across all complexes are run by a Balinese operations leader who also owns the weekly management reporting.
What changed in the market — and what we changed
2025 reset the arithmetic of the entire Bali market. Permitting became slower and stricter — PBG and SLF — inspections increased, and demand cooled after several years of unusually fast growth. Every developer working with off-plan felt it, and delivery timelines across the island moved.
We took our decisions early rather than late. Costs across the group were cut. New sales of projects under construction were stopped — we would rather not sell another unit into a timeline we cannot yet confirm. Resources were concentrated on finishing what has already been sold.
A new completion date will be announced only once it is backed by an issued permit and by confirmed financing. The group does not give guarantees that are not backed by confirmed financing. Saying that out loud is not the industry norm here, and we think it should be.
What comes next: a strategic partner
The group is in talks about strategic capital, in several formats. What a partner is looking at:
a land bank in three locations with proven year-round demand
projects under way, with permitting documentation in hand or in process
an in-house construction division and material production — concrete, steel, furniture
a management platform with more than 200 units already under it and an established guest flow
a client base of more than 400 investors and a delivery record going back to 2014
